About Your Inspection

A home inspection is a professional, objective, visual examination of the home. An inspection is a way to gain valuable information about what is generally the largest investment you will ever make, your new home.

In most cases a home inspection is performed after you sign the sales contract, but in some cases you may prefer to inspect the home prior to making an offer to purchase.

The time spent on site will vary, depending on the size, age and condition of the house.  A typical single family home takes between 5-7 hrs. for a full inspection, with about half of that time being spent on site, and the balance spent on your report.

It is highly recommended that you attend the inspection. This will allow you the opportunity to ask me questions, and to discuss (and understand) any issues that may arise during the inspection. Remember, you are the client. The time spent on-site is YOUR TIME TOO! So let me make it worthwhile for you.

During the inspection, my goal is primarily one of education. I want you to know and understand the house, have a clear understanding  of  any problems that are found, and feel comfortable that you have enough information to make an informed decision.  During the inspection we will also discuss maintenance and repair costs and an estimated time frame for repairs. After the inspection a written report will be prepared. Your report is a custom written narrative style report, that is generally ready the following day.

You should be very careful when shopping for a home inspector. Often larger companies, with national reputations, employ inexperienced inspectors. Be sure that the inspector you hire has adequate field experience, and is available and willing to answer questions that may arise after the inspection.

Remember!  A home inspection is a lot more than just "looking around".
